This report summarizes the monthly statistics for the Western Region of the Southern Georgian Bay Association of REALTORS® (SGBAR). The SGBAR trading area also includes the Eastern Region of Southern Georgian Bay due to an amalgamation of the Midland Real Estate Board and the Georgian Triangle Real Estate Board in 2014. However, this report is restricted to the Western Region, formerly known as the Georgian Triangle Association of REALTORS®. While the overall stock of listings relative to demand is currently sitting at unprecedented lows, there was some relief in the form of a rebound of new listings in June 2016. June 2016 reported 478 new listings vs 440 in June 2015, marking a 9% increase. Year to Date (YTD), listings were down 5% with 2388 listings in June 2016 vs 2512 listings in June 2015.

Collingwood June Real Estate Market Update

 

Sales came in well above year ago levels in June 2016. 309 sales were reported in June 2016 vs 272 in June 2015, showing a 14% increase. YTD, June 2016 saw 1380 sales over 1141 sales in June 2015, marking a 21% increase. The total sales dollar volume for the month of June 2016 was up 27% over June 2015. The YTD total sales dollar volume increased 31% June 2016 over June 2015.

Residential single family home sales for the Town of Collingwood showed a 13.8% increase June 2016 YTD over June 2015. The 12 month average sale price for June 2016 YTD was $405,637 over $351,516 for June 2015 marking a 15.4% increase. Clearview sales rose 64.8% June 2016 over June 2015. The 12 month average sale price in Clearview for June 2016 was $427,587 up 20.9% from $353,635 in June 2015. The Municipality of Meaford 12 month average sale price fell 1.9% from $313,490 in June 2015 to $307,667 in June 2016. Sales showed a 5.6% decrease with 71 sales in June 2015 vs 67 sales in June 2016. Sales in The Blue Mountains were down 2.1% June 2016 over June 2015. The 12 month average sale price for June 2016 was $613,105 up 0.8% over $608,171 in June 2015. The 12 month average price in Mulmur was up a remarkable 61.3%. The sale price jumped from $390,643 in June 2015 to $630,000 in June 2016. The number of sales for June 2016 was 3, showing 0% change from 3 sales in 2015.

With the exception of sales under $99,999 and from $150,000 to $199,999, the number of sales across the Western region from $200,000 to $999,999 increased June 2016 over June 2015. Notable surges occurred in the $400,000 to $499,999 price range marking an impressive 68% June 2016 over 2015 and in the $500,000 to $599,999 price range that boasted a 107% increase. Sales from $700,000 to $999,999 also performed extremely well showing a stunning 133% increase June 2016 over June 2015. With Millennials and Baby Boomers heading to Southern Georgian Bay to enjoy a vibrant lifestyle and to escape the escalating prices and bidding wars of the Toronto real estate market, Southern Georgian Bay is experiencing steady and positive growth. The area continues to enjoy the expansion of year round tourism and is attracting new breweries, wineries, restaurateurs and businesses.
